As per the plans of The Urban Development Body of Gurgaon, the condition of new sectors in Haryana Urban Development Authority (HUDA) is likely to improve in the coming year in terms of water supply, roads as well as sewer. The Urban Development Body of Gurgaon earmarks that an amount of INR 1000 crore is to be sanctioned for infrastructure development by HUDA. This intense planning and strategy for improvement has still not taken into consideration older sectors of Gurgaon.
As per the senior officials of HUDA the budget for the infrastructure development in the given sectors of HUDA was 5246 Crore. The amount had been collected from various External Development Charges (EDC) from the various private builders and group housing during the last several years. The agencies are now trying to rope Tata Consulting Engineers to plan for the advanced water supply model for the targeted area.
The water supply model in the targeted new sectors i.e. from sector 58 to sector 115 will be based on the planning done as per the population estimation of the area. The work on the mentioned project has commenced. Now the firm has to decide the layout plan for the system of water distribution in the area according to Nitin Yadav a senior administrator of HUDA.
As per the agencies, the development of around 60 new sectors will take place in Gurgaon and immense attention will be paid on water supply, sewerage and road infrastructure of the area. Nitin Yadav added that the physical infrastructure will surely be developed in synchronization with the existing infrastructure facilities. The project of designing and planning for the same has already commenced.
As per the information derived from a recent affidavit submitted in the Punjab and Haryana High court, HUDA claimed for an amount of 5246.18 Crores from the various societies and big builders. HUDA claims this money as a fee to be paid by developers for owning their projects and plots under Gurgaon Manesar Urban Complex Master Plan. Out of the total amount collected, the figure of 3977.4 has already been spent for infrastructural developments till the month of September 2010. Now the rest of the amount will be spent in a phased manner for developing new sectors of HUDA. For the purpose of monitoring the expenditure a core committee has been formed.
So, with better facilities as compared to former sectors of HUDA it is now expected that the property prices of the area will see an instantaneous bounce. When investors will see that there is a planned and organized development in the city, they will be more willing to buy property in Gurgaon. This will directly affect the property prices and make Gurgaon even more lucrative for investors.
