With the launch of Dwarka Gurgaon Expressway the scarcity of land will no more be a problem of Gurgaon city. The stretch known by the name of new Gurgaon on the Gurgaon Dwarka expressway is considered to be the closest proximity spot to West Delhi and Dwarka. This would not be the only advantage to the people buying plot in the area but the proximity to the Indira Gandhi International Airport is also an added advantage to the location.
Sources reveal that the land of this area has been purchased by leading developers just few years back. Due to this reason, the activity level of buying and selling of plots in the area has been on the higher note. It is also true that with the price range of around 25 lakhs there are no decent residential units available in Gurgaon. The emerging area would let the middle income group slab get decent living standards with the emergence of Gurgaon Dwarka expressway. Large percentage of land demand by the not so influential group in Gurgaon will easily be catered with the development of this area.
The prices of the area of Gurgaon Dwarka expressway are quiet similar to that of property prices in Noida. With the high demands of property in the area, a sharp raise is seen in the last few months.
The rates in the area started from 2300 to 2400 per sq. ft. and now one can also see numerous plots of 3300 to 3500 per sq. ft. in the area. A commercial belt is expected to touch 105, 106, 109, 110, 110 A, 111, 112, 113 sectors of Gurgaon. The sector 100 and 101 are designed especially for public utilities while sector 88 and 114 would develop as commercial centers.
Other sectors benefitting from the Gurgaon Dwarka expressway project are 81, 82, 83, 84, 85, 86, 89, 90, 91, 92, 93 & 95. Some of the developers which have invested in the area are Emaar MGF, Sobha Developers, Orris Infrastructure, Puri Constructions, BPTP, Raheja, Uppal housing, Vatika, Bestech, Mahindra Lifespaces, etc.
In all, it can be concluded that the area of Gurgaon Dwarka expressway has great potential as a residential hub of Gurgaon in the time ahead. The numerous announced projects by big banner builders also make this area a hot property of Gurgaon. The new Gurgaon is considered to be of real importance from the prospective of long term investors and residential investors in Gurgaon. All that is to be seen in the area is the construction pace and quality which will be delivered in the years to come.
