Future of Dwarka Expressway in Gurgaon



After the success of SPR (Sothern Periphery Road), it is the Northern Peripheral Road (NPR), better known as Gurgaon-Dwarka Expressway, that is catching up pace as a massive residential set up in Gurgaon. A lot of big builders are harping on the growth of this 18km stretch that connects Dwarka and International Airport to NH8 in Gurgaon. However, the future of Dwarka Expressway is not very certain as the 150 mt wide stretch that starts from Dwarka Phase 2 and connects to NH 8 near Kherki village is under sveral litigations.

With a sudden outburst of population and huge demand for real estate in Gurgaon, the city is spreading its horizon. New Gurgaon is now spreading to directions like Golf Course Extension Road, Badshahpur Village, Dwarka Expressway, and other peripheral locations. Real Estate development on the Golf Course Extension Road has been a massive success and builders and investors have made huge money out of the real estate projects in this location. However, the same does not seem to be true for Dwarka Expressway. Although a number of builders have launched projects in this location but the success rate is quite low as compared to Southern Peripheral Road, or Golf Course Extension Road.

Although Gurgaon-Dwarka Expressway is promising from location point of view as it is connected to International Airport in Delhi on one end and Gurgaon on the other, the area is not picking up well mainly because of the litigations that it is undergoing. According to confirmed sources, parts of the 18 km expressway are under dispute. The plot owners and residents, who have their property on the adjacent side of the highway, have lodged complaint against any construction obstructing their plots. Several cases against Dwarka Expressay and upcoming constructions on the stretch are pending in Chandigarh and Punjab Court.

There are a number of big builders like Raheja, BPTP, ATS, Sobha, Mahindra, Ramprastha, Ansal, Siddtharta, and many more that have launched huge residential projects in the area. Although the builders are luring investors on the pretext of location and budgeted homes, the market has not caught up really well. In order to sell property on Gurgaon Dwarka Expressway realtors are highlighting future developments like upcoming Metro, Expressway, etc. Some are also saying that the legal dispute is only a status quo and issues are bound to get resolved in a couple of years. But smart investors refrain from investments on projects in Dwarka Gurgaon Expressway till the problems are resolved and the expressway gets a green pass.

There is no doubt that construction of Dwarka Gurgaon Expressway will be beneficial for Gurgaon in many aspects. It will reduce the traffic pressure on Gurgaon Express way as a lot of commuters travelling to and fro Delhi will switch to Gurgaon Dwarka Expressway. Apart from that it will create a kind of balance in the real estate prices by increasing the supply of newly constructed homes. Moreover, the mid-budget projects launched in this location are quite attractive when it comes to value for money homes. But the dispute on the construction of Expressway is holding back the investors.

All said and done, if the Expressway is going to come up, Gurgaon will undergo another round of real estate boom.
