Gurgaon Rentals


The rental scene in Gurgaon has been through the same ups and downs as that of the overall real estate market. In early 90’s when Gurgaon, as we know today, was taking shape, the demand for rentals came from the employees working in the manufacturing industry of which the epicenter was Maruti Suzuki’s Car manufacturing facility setup in 1983.

Since then the things have changed a lot. Gurgaon has become a back office to the world. Outsourcing has brought newer breed of employees into Gurgaon. Even the traditional manufacturing industry has seen rapid growth, so much so that a world class Industrial zone called Manesar has taken shape in the vicinity. These factors led to a tremendous growth in demand for rental accomodations in early 2000s. The rentals were peaking in 2007/2008 when a 1 bedroom studio could go for as much as INR 15k (Rs. 15,000/-) in older Gurgaon areas like Sector-14 and Sector-17. Singles coming into town started choosing shared accommodation, wherein 5 to 6 people would live in a 3 bedroom apartment or bunglow which again could go as much as INR 50k in the same localities.

All this demand fuelled massive construction undertakings and the supply caught up at some point in 2008 and eventually now, over exuberance has now led to a mismatch. In places like Sohna road, there is a huge oversupply of apartments that are ready to come into the rental market in 2009/10. Indeed the over supply of rentals is systemic and Gurgaon has now become a renter’s heaven.

Following is an approximation of the prevalent rates at which one can expect renting in Gurgaon:

- Old Gurgaon: (We define this as anything on the west of NH8. So Sector 5/10/14/15/17/18/22/23/Palam Vihar and so on. Within these sector 14,15 and 17 are relatively higher)

- 1 Bedroom Studio (Garage setting in an independent bunglow OR Top Floor): INR 6k per month
- 2 BHK (Floor in an independent bunglow): INR 8K to 12k per month
- 3 BHK (Floor in an independent bunglow): INR 15k per month
- 4 BHK (Independent Bunglow): INR 20k per month

- New Gurgaon: (We define new Gurgaon as anything on the east of NH8 and North of SOHNA ROAD. So DLF Phases, Sushant Lok Phases, Secotors 28 to 57. Some areas like M.G. Road and Golf Course Road are relatively higher)

- 1 Bedroom Studio (Garage setting in an independent bunglow OR Top floor): INR 8k per month
- 2 BHK (Floor in an independent bunglow): 12k per month
- 2 BHK (In an apartment building): INR 15k per month
- 3 BHK (Floor in an independent bunglow): INR 20k per month
- 4 BHK (Independent Bunglow): INR 30k to 40k per month

- Sohna Road (We define this as any thing adjacent to Sohna Road, which is one of the three main perpendicular Roads to NH8. Other two being GOLF COURSE ROAD and GOLD SOUK ROAD. So areas like South city 1 & 2, Maibu Towne, Several upcoming apartment complexes)

- 1 Bedroom Studio (Garage setting in an independent bunglow OR Top floor): INR 6k per month
- 2 BHK (Floor in an independent bunglow): INR 8K to 12k per month
- 2 BHK (In an apartment building): INR 12k per month
- 3 BHK (Floor in an independent bunglow): INR 15k per month
- 4 BHK (Independent Bunglow): INR 25k per month
