Gurgaon, known as the real estate hub of North India, has its own set of problems and risks when it comes to investment. In November 2004, HUDA held a lottery for allotment of plots in sector 57. However, as many as 200-250 unfortunate allottees have yet not received their plots physically. And that is not where the story ends; these unfortunate allottees are continuously paying installments to HUDA in hope of owing their piece of land one day. Unbelievable and shocking that Government bodies can be so callous and unconcerned towards the residents.
Sector 57 in Gurgaon is a fully developed sector. The sector is 12 kms from IGI Airport and is in close proximity to the Golf Course Road. A number of independent houses and Apartments are already constructed in this sector. Some of the much known societies in this area are BPTP Freedom Park Life, Aez Aloha apartment, The White House apartments and Tulip Garden apartments, and a few more.
The draw of plots held by HUDA in November 2004, had total 3,000 plots. However, out of these 3,000 plots, nearly 500 never existed physically. Since 2004, HUDA is giving false promises to the allottees about re-allotting the plots but no action has been taken. The main grievance of the allottees is that why does HUDA not allot alternative lands to them. There is no scarcity of land with HUDA. The administration is selling land to private builders like DLF and Unitech then why keep the original allottees waiting for something which they own.
The dream to own a house still remains unfulfilled as HUDA turns a deaf ear to the complaints of the allottees. It is also a major setback for investors who expected their money to pay good returns by selling the plot allotted by HUDA in sector 57 as it is a fully developed sector by now. HUDA originally sold these plots at a price of Rs 3,780 and Rs 4,620 per square yard, depending on the size. The present cost of plots in sector 57 has touched almost Rs 60,000 per sq yard. That means huge loss for investors who aimed at making some money by selling these plots at a higher rate. But due to loss of ownership papers and a concrete plot number there are no buyers for such anonymous plots.
7 years is ample time for the Administration to take up some action and also address the woes of 200-250 allottees who are again and again demanding a valid answer from HUDA. It’s high time that HUDA takes up the issue seriously and come up with concrete solution to end the agony of these investors.

I have been alloted the plot but possesion not yet given. I have already paid the full cost of plot in Jan.2011.
I read last week that Punjab and Haryana highcourt ordered HUDA to allot alternative plots to 5 perons. I think, we will also have to go to court. 09811544554
