In the past decade Gurgaon has experienced a real estate boom that is incomparable with anywhere in India. With the emergence of leading MNCs and IT Companies, Gurgaon has a lot of new money, and people with high standards of living. There has been an influx of flats and plots in Gurgaon. Builders like Unitech, DLF, and Ansal, have lined the landscape of Gurgaon with beautiful and world class buildings – both commercial and residential.
But if we compare flats to plots ratio, we can conclude that Gurgaon has a higher number of flats as compared to plots. Although older establishments like DLF phase 1 and 2, and Sushant Lok area are dotted with well laid out independent villas and houses, most of the prominent residential hubs are in the form of apartments or integrated township in Gurgaon.
The reason is that when Gurgaon started developing it attracted a lot of young crowd and people with small nuclear families. The young professionals who joined IT companies or MNCs in Gurgaon, or those who were staying abroad and chose Gurgaon as a place to settle in India, preferred apartments and integrated township over plots in Guargaon. They were looking for a secured and decent accommodation with additional common facilities like park, gym, pool, kid’s play area, and such similar things. Builders like DLF, Vatika, and Unitech catered to and residential projects in Gurgaon.
But can we conclude that demand for plots in Gurgaon is lesser as compared to flats. Well this can be true but only to an extent. All of us know that DLF recently launched its plot in Gurgaon, sector 73, and the demand exceeded the supply. The tentative price of these plots was Rs 40,000 per sq yard. As the news spread in the market about the launch of DLF plots in Gurgaon, people were excited and anxious to buy plots here. Brokers were collecting advanced cheques even before the launch of scheme as expression of interest from the investors. And surprisingly lacs of investors actually deposited advanced cheques just in order to ensure a plot in DLF Gurgaon.
The truth is that though flats are in high demand and supply in Gurgaon, the value of plots is always going to be better as compared to flats. Plots in Gurgaon, or for that matter anywhere offer better appreciation. Another good thing about plots is that one gets the flexibility to construct a house according to own taste and choice. A house with kitchen garden, lawn for barbeque, garage, and a mini pool, are only possible with a plot that you can use to get constructed according to your own choice.
Plots in Gurgaon have always been in demand and will exist to be hot properties. However, the ideal situation would be plots inside integrated townships that can avail common facilities like security and other things and also get the flexibility of having an independent villa.
